Matthew Kaplan, Chairman, Group Head, Managing Director
Mr. Kaplan is the Chairman of Almanac’s investment committee and responsible for overseeing the activities of Almanac. He currently serves on the boards of Storage Post, PREP Property Group and ReNew Senior Living. He has also served on the boards of Allegro Holdings, Ambassador Apartments Inc., CNL Financial Services, CNL Hospitality Properties, Encore Hospitality, Hallmark Holdings, National RV Communities, Parkway Properties, RXR Realty, Vanta Commercial Properties, Winter Properties, WNY Group and Westcore Properties.
Prior to joining Almanac in 1990, he served in the Corporate Finance Department of Rothschild Inc. He is a member of NAREIT’s Real Estate Investment Advisory Council and is a member of the Executive Committee at the Zell/Lurie Real Estate Center of the Wharton School. Mr. Kaplan began his career as a management consultant at Touche Ross & Co. Mr. Kaplan graduated cum laude from Washington University in 1984 and received an MBA from The Wharton School in 1988.
Andrew Silberstein, Managing Director
Mr. Silberstein is a member of Almanac’s investment committee and is responsible for the origination, structuring and management of the investments of Almanac’s funds. He currently serves on the boards of CIP Real Estate, L3 Capital, PREP Property Group, Claros Mortgage Trust and Davlyn Investments. He has also served on the boards of NRES Holdings, RXR Realty, Welsh Property Trust, Winter Properties, WPT Industrial Real Estate Investment Trust (TSX:WIR), RAIT Financial Trust (NYSE: RAS), Westcore Properties and Slate Asset Management.
Prior to joining Almanac in 2009, he served as the Chief Investment Officer and Chief Operating Officer for Stoltz Real Estate and during the same period established AMS Real Estate Partners. Prior to that, he worked in real estate investment banking and private equity, first at Bear Stearns and then Morgan Stanley. He has been a member of National Association of Real Estate Investment Trusts, the Urban Land Institute and ICSC.
Mr. Silberstein graduated from Yale University in 1989 and received an M.B.A. in 1995 from New York University Stern School of Business where he was a Glucksman Fellow.
Justin Hakimian, Managing Director
Mr. Hakimian is a member of Almanac’s investment committee and is the portfolio manager of the Horizon Fund and the Almanac Strategic Opportunities (“ASON”) Fund. He is responsible for the origination, structuring and management of the investments across Almanac’s funds.
He currently serves on the boards of ACRE, HRIP Holdings and ReNew Senior Living and is responsible for the firm’s relationship with Virtus Real Estate Capital. He has also served on the boards of CA Student Living, Drawbridge Realty Trust, JH Real Estate, Vanta Commercial Properties and McNeill Hotel Investors.
Prior to joining Almanac in 2005, he was an Associate in the Equity Research department at Morgan Stanley, with coverage of oil & gas companies.
Mr. Hakimian graduated from the University at Albany in May 2001 with a Bachelor of Science in Finance.
David Haltiner, Managing Director
Mr. Haltiner is a member of Almanac’s investment committee and is the portfolio manager of the Almanac Realty Securities (“ARS”) Fund Series. He is responsible for the origination, structuring, and management of the investments across Almanac’s funds. He currently serves on the boards of ECI Group, CIP Real Estate 2.0, Storage Post, CIP Real Estate 1.0 and Welcome Group. He has formerly served on the boards of Shaner Hospitality Finance, Winter Properties, Westcore Properties and Claros Mortgage Trust. Prior to joining Almanac in 2008, he was in the Real Estate Finance and Securitization Group of Credit Suisse. Mr. Haltiner graduated from the University of Georgia in December 2006 with a Bachelor of Business Administration in Finance.

Josh Overbay, Managing Director
Josh Overbay is a Managing Director of Neuberger Berman and is a member of Almanac’s investment committee. Mr. Overbay is responsible for leading the firm’s capital raising and investor relations activities. He currently serves on the boards of ACRE and L3 Capital. Prior to joining Almanac in 2014, he was a Director at Lazard Frères & Co. in the Private Fund Advisory Group, with specific responsibility for advising and raising capital for real estate private equity fund managers. Before his time at Lazard Frères, he was a Vice President of Perseus Realty Partners, a Washington, DC, based real estate private equity firm, where he led the firm’s global capital raising and investor relations activities. Previously, he worked in financial services public policy roles at the U.S. Chamber of Commerce. Mr. Overbay graduated from Roanoke College in 2002, received a Master’s Degree in Legislative Affairs and Public Policy from The George Washington University in 2007, and a Master’s Degree in Real Estate from Georgetown University in 2010.
Madeline Wick, Managing Director
Ms. Wick is a member of Almanac’s investment committee and is responsible for the origination, structuring and management of the investments of Almanac’s funds. She currently serves on the board of Merritt Properties, Klein Enterprises and Key Real Estate. She has also served on the board of ACRE. Prior to joining Almanac in 2013, she was an Analyst in the Industrials Investment Banking Group at Macquarie Capital. Ms. Wick graduated from The University of Notre Dame in May 2010 with a Bachelor of Arts in the Program of Liberal Studies and Economics, received a Master of Science in Commerce from the University of Virginia in August 2011 and a Masters in Finance from Claremont McKenna College in May 2012.

Henry Herms, Chief Financial Officer - Almanac, Managing Director
Henry C. Herms, CPA, is a Managing Director, the Chief Financial Officer of Almanac Realty Investors team, and the finance organization Lead for the Residential Loan investment platform. In that regard, Henry is responsible for: investor reporting; performance measurement; tax compliance; investment and fund structuring; treasury management; investor capital management, including subscription credit facilities; and monitoring portfolio company reporting. Henry is the Finance Representative of the Almanac and Residential Loan Valuation Committees, and is a member of Almanac’s Management Committee.
Prior to joining Almanac in 2012, Henry held finance leadership positions in a similar roles with Lazard, related to a series of real estate private equity and mezzanine debt funds, and served as the Chief Financial Officer of one of its portfolio companies. Mr. Herms began his career with Arthur Andersen LLP, where he was responsible for audit and consulting engagements focused in the real estate, construction, and private equity real estate investment fund industries.
Henry received a BBA in Accounting, “magna cum laude” from Adelphi University, and is a member of the American Institute of Certified Public Accountants, the National Association of Real Estate Investment Trusts, and represents Almanac with respect to the National Council of Real Estate Investment Fiduciaries. He is a Certified Public Accountant, licensed in the state of New York.
Manuela Amado Cattaneo, General Counsel – Almanac, Managing Director
Ms. Cattaneo serves as Almanac’s General Counsel. Prior to joining Almanac in 2021, Ms. Cattaneo was the Global Head of Legal for J.P. Morgan Asset Management’s Alternatives businesses. Prior to that, she held various senior legal roles at J.P. Morgan Asset Management providing counsel to their institutional and alternatives businesses. Ms. Cattaneo began her career at Cadwalader, Wickersham & Taft where she was an Associate in the Investment Management Practice group.
Ms. Cattaneo graduated from Buenos Aires University School of Law in 1995 and received an LL.M. in Banking, Corporate and Finance Law from Fordham University School of Law in 1999. Ms. Cattaneo is admitted to the New York State Bar.

Colin Foley is a Senior Vice President of Neuberger Berman and is dedicated to Almanac, responsible for conducting securities and sector analysis, valuation, and transaction execution for the ARS Funds. Prior to joining Almanac in 2019, he was an Associate in the Real Estate Private Equity group at Ares Management. Before that, he was an Analyst in the Real Estate & Lodging Investment Banking group at J.P. Morgan. Mr. Foley graduated from Cornell University in May 2014 with a Bachelor of Arts in Economics and a minor in French.
Matthew Marshall, Senior Vice President
Mr. Marshall is on Almanac’s investment team and is responsible for investment origination, analysis, underwriting, structuring, transaction execution, and ongoing management of the investments of the ARS Funds. Prior to joining Almanac in 2015, he was an Analyst in the Real Estate & Lodging Investment Banking group at J.P. Morgan. Mr. Marshall graduated Cum Laude from the University of Texas at Austin in 2012 with a Bachelor of Business Administration in Finance.
Scott Peters, Senior Vice President
Mr. Peters is a member of Almanac’s investment team and is responsible for conducting operational due diligence on behalf of Almanac for potential investee companies and interfacing with Almanac portfolio companies. Mr. Peters possesses more than 28 years of commercial real estate financial and operational experience.
Prior to joining Almanac in 2007, Mr. Peters held the position of Executive Vice President of Asset Management for Combined Properties, Inc. Prior to that, he was the Chief Financial Officer and Chief Operating Officer of Charter Oak Group, Ltd., a subsidiary of Rothschild Realty Inc. and the Chief Financial Officer of Charter Oak Group, concurrently. Mr. Peters previously served as a director of Slate Asset Management and National RV Communities.
Mr. Peters graduated from the University of Wisconsin in 1982 with a Bachelor of Business Administration and is a Certified Public Accountant.

Prior to joining Almanac 2018, he was an analyst in the Industrials M&A group at Rothschild & Co.

Mollie Eisler, Vice President, joined the firm in 2022. Mollie is a member of the Almanac team, spearheading efforts within the Almanac portfolio to adopt and implement new technologies for real estate, improve internal processes, and drive innovation. Mollie also chairs the AlmanacAI Task Force. Previously, Mollie was the Vice President of Ventures at WAM Equity Partners. Before that, she worked as an internal Consultant and Strategist at IBM. Mollie graduated cum laude from Cornell University with a BS in Hospitality and a minor in Marketing.

Mr. Williams is a member of Almanac’s investment team and is responsible for conducting investment analysis, underwriting, structuring, transaction execution, and ongoing management of the investments of the ARS Funds.
Prior to joining Almanac in 2021, he was an Investment Associate at Rialto Capital Management. Before that he was an Associate in the Morgan Stanley Commercial Real Estate Group.
Mr. Williams graduated from Dartmouth College in 2011 with a Bachelor of Arts in Economics.
William Loyd, ESG Senior Associate
William Loyd, ESG Senior Associate, joined the firm in 2024 as the ESG strategy, integration, and reporting lead for Almanac. Prior to joining Almanac, he was a Senior Manager, ESG, at Stok, and Senior Manager, ESG & Sustainability, at CodeGreen Solutions. Mr. Loyd graduated from the University of Oregon with a BA in Political Science and Spanish and earned his MBA from Georgetown University's McDonough School of Business, where he also received graduate certificates in Sustainable Business Operations and Non-Market Strategy. His credentials include certifications from SASB (FSA Credential Holder), GRI (Certified Sustainability Professional), PMI (Project Management Professional, PMP), and Lean Six Sigma.

Mr. Aloian joined Almanac in 1988 and currently serves as a Senior Advisor, responsible for representing Almanac on the boards of Merritt Properties, Welcome Group, Sherman Associates Ventures, Klein Enterprises and Key Real Estate. He also serves on the board of EastGroup Properties (NYSE:EGP). He has served on the boards of Brandywine Realty Trust (NYSE:BDN), BSR Trust (formerly known as Summit Housing Partners), CRT Properties (NYSE:CRO), Denholtz Holdings, Drawbridge Realty Trust, Metrogate LLC, Morningstar Mini-Storage, Shaner Hotel Holdings, Shaner Mortgage REIT, Shaner Hospitality Finance, Victory Real Estate Investments and Mount Auburn.
Prior to joining Almanac in 1988, he was a vice president at The Harlan Company, where he was responsible for property acquisition, development and financing. Mr. Batinovich joined Almanac as a Senior Advisor in 2017 and is responsible for representing Almanac on the board of PREP Property Holdings, L3 Capital, and Davlyn Investments. He was Co-Founder and served as President and CEO of Glenborough Realty Trust, a NYSE Listed REIT. He currently serves as Chief Executive Officer of Glenborough, LLC, a private real estate investment company. He serves as a Director of Sunstone Hotel Investors (NYSE:SHO) and GW Williams Co., a private owner of multifamily and industrial properties. He also serves as a trustee of The American University of Paris. Mr. Batinovich earned a BA in International Business Administration from The American University of Paris.
Jea Kane, Senior Advisor
Ms. Kane joined Almanac as a Senior Advisor in 2021 and will serve on the board of directors or advise certain portfolio companies in the ARS Funds.
Most recently, Ms. Kane was CEO of Colliers International-Minneapolis/St. Paul, the Minnesota business unit of Colliers International Group Inc. (Nasdaq:CIGI) (TSX:CIGI). Prior to her role at Colliers, Ms. Kane was CEO of Welsh Companies, a full-service commercial real estate services firm operating throughout Minnesota and previously an ARS V portfolio company.
Ms. Kane currently serves on the board of JE Dunn Construction, a privately held construction services firm, where she is also a member of the Audit and Governance committees. Ms. Kane also serves on the board of Children’s Minnesota Hospital & Clinics in which she chairs the Governance Committee and is a member of the Compensation Committee. Ms. Kane previously served as Board Chair for National NAIOP and currently serves as a Trustee and Chair of the NAIOP Research Foundation.

Joseph Sacchetti, Senior Controller – Almanac, Senior Vice President
Joseph Sacchetti, CPA, is a Senior Vice President and the Senior Controller of the Almanac Realty Investors group and manages the Almanac accounting team. He is responsible for ensuring the accuracy and integrity of the financial and investor reporting function, including oversight of: the preparation and issuance of quarterly financial statements and investor reports; the calculation of performance returns; investor communication; and the management of subscription credit facilities. Joseph also provides support to the tax compliance process, and he serves as an active liaison with investment teams related to the valuation process. Prior to joining Almanac in 2012, he was employed by The Hampshire Companies, where he served as a Fund Controller related to a group of real estate investment funds. Joseph was previously employed by Lazard, as an Accounting Manager, where he was responsible for a series of real estate private equity funds. Joseph graduated from the University of Notre Dame in 2002 with a Bachelor of Science degree in Accounting and is a Certified Public Accountant, licensed in the State of New York.
Scott Gross, Senior Accounting Manager, Senior Vice President
Scott P. Gross, CPA, is a Senior Vice President and Senior Accounting Manager at Neuberger Berman. Scott joined the firm in 2020 as part of the acquisition of Almanac Realty Investors, and is responsible for accounting, treasury management and investor reporting for real estate private equity funds. Prior to joining Almanac Realty Investors, he was senior vice president at Citco Fund Services, providing accounting and financial reporting services to private equity fund managers. At Lazard, he was the Controller of a series of real estate private equity funds. Scott has a BS in Accounting from the University at Albany and an MBA – Taxation from Hofstra University. He is a Certified Public Accountant, licensed in the State of New York.

Justin Babajanian, Vice President, Real Estate Tax Manager, joined Neuberger Berman in 2024. Prior to his current role, Justin was Tax Senior Manager focused on servicing real estate investment fund clients at Forvis Mazars and PwC from 2014 to 2024. Justin is a Certified Public Accountant licensed in the State of New York and has a Master of Accounting degree, Bachelor of Science in Accounting and Bachelor of Science in Finance from The Pennsylvania State University’s Smeal College of Business.
Colin Geary, Fund Controller – Almanac, Vice President
Colin Geary, CPA, Vice President and Fund Controller, joined Neuberger Berman's Almanac team in 2024. He is responsible for preparing the account analysis supporting the quarterly financial reports issued to investors, the preparation of capital statements, and the calculation of performance returns. Previously, Colin worked in Deloitte's Financial Services Audit & Assurance practice, with a focus on private equity and real estate firms. Colin earned a Bachelor of Science in Accounting and a Masters of Science in Accounting from Fairfield University. Colin is a Certified Public Accountant, licensed in the State of New York.
George Sinacore, Fund Controller – Almanac, Vice President
George Sinacore, Fund Controller, is part of Almanac’s accounting team, responsible for preparing the account analysis supporting the quarterly financial reports issued to investors, the calculation of performance returns, investor communication, and assisting in the management of subscription credit facilities. Prior to joining Almanac in 2023, George was employed by Marcum LLP, where he served in the Alternative Investments Assurance practice, with a focus on hedge funds and private equity funds. He has an MBA in Accounting from Molloy University, and is a Certified Public Accountant, licensed in the State of New York.
Dylan Glebatis, Fund Controller – Almanac, Assistant Vice President
Dylan A. Glebatis, Fund Controller - Assistant Vice President, is part of Almanac’s accounting team, responsible for preparing the account analysis supporting the quarterly financial reports issued to investors, the preparation of capital statements, and the calculation of performance returns. Prior to joining Almanac in 2024, Dylan was employed by Ultimus LeverPoint Private Fund Solutions as an Associate Manager, overseeing the administration of private equity funds. He graduated from SUNY Geneseo with a Bachelor of Science degree in Accounting, received a Master in Accounting from Siena College, and is a Certified Public Accountant, licensed in the State of New York.
Sarah Timian, Fund Controller – Almanac, Assistant Vice President
Sarah Timian, Fund Controller and Assistant Vice President within the Almanac Realty Finance group, is responsible for the preparation and oversight of quarterly financial reporting information, along with the day-to-day operations of funds managed by Almanac. This includes investor communications, account analysis, daily cash review and supervision, and performance return calculations. Prior to joining Almanac in 2024, Sarah was an audit manager within Grant Thornton LLP's Asset Management Assurance practice, with a focus on private equity and hedge funds. She has a Master of Accounting degree from The Ohio State University and is a Certified Public Accountant, licensed in the State of New York.

Ylfete Bashaj, Accountant
Ms. Bashaj, as part of the NB Almanac finance team, is responsible for supporting the treasury function, including subscription credit facilities, and the investor capital management processes. Ms. Bashaj also provides support to Fund Controllers assisting with quarterly financial reporting processes, including preparation of
account analysis and support in the investor reporting process. Ms. Bashaj graduated from the College of Mount Saint Vincent in 2018 with a Bachelor of Science degree in Business Administration.
Ben Winnick, Senior Staff Attorney, Assistant Vice President
Ben Winnick, Assistant Vice President, is a Senior Staff Attorney on Almanac’s Legal & Compliance team. Prior to joining Almanac in 2024, Mr. Winnick was an associate in the Securities and Capital Markets practice at Paul Hastings LLP, where he focused on debt and equity securities offerings, public and private capital transactions, and general corporate and securities law. He received his JD from Fordham University School of Law in 2021, where he served on the Executive Board of the Dispute Resolution Society, and his Bachelor of Arts (cum laude) in International Relations from Tulane University in 2016. Mr. Winnick spent a semester at Universidad del Salvador in Buenos Aires, Argentina, and maintains a minimum professional proficiency in Spanish. Mr. Winnick is admitted to practice law in the State of New York.

Laura joined Almanac in 2014 and serves as executive assistant to four Managing Directors on the investment team. She is a seasoned executive assistant with over 25 years of experience in the field providing administrative support to senior management teams.
Kristen Ozer, Executive Administrator
Kristen joined Almanac in 2023 and serves as Executive Administrator to the Head of Almanac and one Managing Director. She has more than eight years of experience in financial services providing support to senior executives. Kristen earned a BA in Communications from Montclair State University.
Marilou Reventar, Administrative Coordinator
Marilou joined Almanac in 1997 and serves as executive assistant to one Managing Director and the Chief Financial Officer. She provides administrative support to senior management and investment teams. She also coordinates with several portfolio company boards. Ms. Reventar graduated from University of the Philippines in 1978 with a BS in statistics.
